Whether you plan to spend your days lounging poolside or you're looking for a convenient base for your Florida vacation, this spacious, immaculately kept home has everything you need for a comfortable, relaxing stay. Three spacious bedrooms with quality bedding, 2 living room areas, separate dining and fully equipped kitchen truly make this your home away from home. There's even a wood-burning fireplace for that handfull of chilly Florida nights!
Relax with morning coffee or grill and dine on the large screened-in lanai. Beyond, is a huge backyard completely enclosed with privacy fencing with lots of space for kids and dogs to run around. Mature landscaping, fruit tree and a sparkling pool make this your personal tropical oasis.
There are plenty of beach essentials and toys, including a sea kayak, plus a full-sized washer and dryer. Bring your boat and trailer- Warner's Bayou public boat ramp is three minutes down the road. There's easy access to the Manatee River, Palma Sola Bay, and the Gulf. Robinson's Preserve is 4 miles away and Anna Maria Island and the beaches on the Gulf Of Mexico are 7 miles. 2.8 Miles to downtown Bradenton with O'Brick's Irish Pub and Martini Bar and Pier 22.
Our nearest Airport is Sarasota Bradenton International Airport (SRQ). It's about 30 minutes away. Another popular choice is Tampa International Airport (TPA) which is about an hour away.
Our calendar is always updated in real time. If it shows available, it is. If we have a cancellation, it will show as available immediately. We do not accept payments via Zelle, PayPal, Facebook or Venmo. In order to give our fantastic cleaners time with their families we are closed for arrivals and departures on Holidays, such as New Years Day, Mother's Day, Memorial Day, Father's Day, July 4th, Labor Day, Thanksgiving Day, Christmas Eve and Christmas Day.
This is a dog-friendly home with prior notice and non-refundable pet fee. Dogs must be current on vaccinations and on flea prevention. Pets are not permitted on the furniture and guests are expected to kindly pick up after their pets.
The pool is sparkling and enjoys afternoon sun but is not heated.

Cancellation Policy
CANCELLATION: Cancellations must be received in writing and are subject to the following terms: Cancellations more than 90 days prior to arrival will receive a refund, less $100 plus 6% of the deposit. Cancellations made 60 days prior to arrival, will receive a refund of 50% of the full reservation amount. For cancellations made less than 60 days of arrival, no refund will be offered unless Portfolio is able to re-book the canceled dates at the same rate. Trip Cancellation insurance is offered and recommended.
Deposit Policy
At the time of booking, 25% of the total rental amount is due. This is your deposit on the total cost of the reservation. For reservations made within 90 days of arrival, the full payment is due at the time of booking. Final payments are due 90 days prior to arrival. Final payments will be processed automatically with the credit card on file. If paying by check, final payment not received by the due date may result in cancellation of the reservation. Canceled reservations for non-payment are not entitled to any refund of deposit.

"Head and shoulders above the rest!"
This was our final stop relocating from Washington to Florida. We had great stays everywhere we went, but this one was head and shoulders above the rest. Quiet, but close to amenities, clean with a big pool. House was well appointed and beautiful. Stay here! Worth the money.

We enjoyed our vacation so much at Sandy River Breeze we couldn't have asked for anything better, such a warm welcome when we got there early Christmas Eve with Christmas music playing and the house so clean and fresh! And there's everything there you need to do your own cooking! and also stocked with plenty of bath towels. We also enjoyed the beaches on Anna Marie Island with only a 10 minute drive we spent quite a bit time out there. Thanks again for making our stay enjoyable!
