Centrally located Holmes Beach home on gorgeous Anna Maria Island! This well appointed 1/2 duplex home sleeps 6 and has everything for a fun, laid-back family vacation, couples' getaway or friends' trip. Bedroom 1 has a king sized bed and en-suite bathroom with shower. Bedroom 2 has a queen bed. The hall bath has a tub/shower combination. The fully equipped kitchen has a coffee maker, toaster oven, microwave, dishwasher, stove/oven and refrigerator. Amenities include a full size washer and dryer, wifi, cable, TV's in both living rooms, gas grill and beach chairs. We offer a keyless entry system so you can easily open and lock your door without having to be concerned with keys while you're out on the beach or enjoying the island.
When you're ready to touch your toes on the white sandy beaches, it's a short 2/10 of a mile away. There's lots of nearby restaurants and bars. Access is easy with the free island trolley. Or spend your day lounging in the backyard heated pool. There's a retractable awning so you can get as much or as little sun as you like! The pool is shared with the other half of the duplex. Book Island Break and Island Interlude together for the ultimate getaway where each group has separate living quarters (kitchen, bedrooms, baths, living rooms) but a shared backyard pool. There is plenty of room to spread out.
Our nearest Airport is Sarasota Bradenton International Airport (SRQ). It's about 30 minutes away. Another popular choice is Tampa International Airport (TPA) which is about an hour away.
Our calendar is always updated in real time. If it shows available, it is. If we have a cancellation, it will show as available immediately. We do not accept payments via Zelle, PayPal, Facebook or Venmo. In order to give our fantastic cleaners time with their families we are closed for arrivals and departures on Holidays, such as New Years Day, Mother's Day, Memorial Day, Father's Day, July 4th, Labor Day, Thanksgiving Day, Christmas Eve and Christmas Day.

You are vacationing in a residential area. Please be a good neighbor by keeping the noise to a respectful level during the day and night. Excessive and unreasonable noise can deprive neighbors of the peaceful enjoyment of their private property.
The maximum permissible noise level is 65 decibels (e.g., a normal conversation) between the hours of 7:00 a.m. and 10:00 p.m., and 50 decibels (quiet conversation) between the hours of 10:00 p.m. and 7:00 a.m. No excessive, boisterous, or repetitive noise (e.g., shouting, yelling, screaming) is permitted. These noises can deprive neighboring persons of peaceful enjoyment of their property. A violation of the city's noise control ordinance shall subject the violator to the issuance of a notice of violation or citation. Noise is measured at the property line of the property generating the noise.

Policies
Cancellation Policy
CANCELLATION: Cancellations must be received in writing and are subject to the following terms: Cancellations more than 90 days prior to arrival will receive a refund, less $100 plus 6% of the deposit. Cancellations made 60 days prior to arrival, will receive a refund of 50% of the full reservation amount. For cancellations made less than 60 days of arrival, no refund will be offered unless Portfolio is able to re-book the canceled dates at the same rate. Trip Cancellation insurance is offered and recommended.
Deposit Policy
At the time of booking, 25% of the total rental amount is due. This is your deposit on the total cost of the reservation. For reservations made within 90 days of arrival, the full payment is due at the time of booking. Final payments are due 90 days prior to arrival. Final payments will be processed automatically with the credit card on file. If paying by check, final payment not received by the due date may result in cancellation of the reservation. Canceled reservations for non-payment are not entitled to any refund of deposit.

"Very Clean and Accomodating"
This was our first time in AMI. We had a great time! The property was clean and very accommodating. It was an easy 5 min walk to the beach. I liked having a more private pool area. Jenn, the property manager, was great! We will be back!

Home was well appointed. Check in was smooth and on time, unit was clean and ready for us. Had a scenario where one of the kids accidentally locked us out and property manager was there within 10 minutes to resolve. Enjoyed our time and would rent again.

I can’t say enough about how wonderful Jen and Portfolio Vacations were! We planned a last minute vacation to Anna Maria Island and found out two hours before arriving to the island that our original condo had been double booked and we had no where to stay. Jen reached out to me and hooked us up with a great house with private pool. House was stocked well with amenities and was very clean. Would definitely recommend their company to anyone looking for a rental on or near Anna Maria Island!
